A+I worked with BXP to reposition 360 Park Avenue South into a premier workplace destination, resonant with the pulse of the NoMad neighborhood. In revitalizing the building's presence and creating amenities to enhance connection, the transformation sets a new standard for modern workplace environments.
The project presented unique challenges: a fortress-like and patch-work exterior, disjointed elevator access, and outdated lobby and retail spaces. These challenges presented an exciting opportunity to redefine the building’s identity and integrate it while embodying the NoMad neighborhood sensibility.
Central to our design ethos was the concept of "Park to Park" – a vision to harmonize the uptown sophistication of Park Avenue with the dynamic energy of Madison Square Park. This guiding principle shaped every aspect of our approach, from architectural enhancements to interior design refinements. The transformation includes a strategic programming of amenities that foster workplace support, from conferencing and event hosting to food and beverage services, creating a buzz and destination within the building while maintaining an elevated experience.
The exterior redesign was pivotal, which involved lowering the masonry facade to street level and creating below-grade amenities that draw dramatic light and visual connection to the street. These efforts resulted in a more unified presence with visual and physical connectivity that was previously amiss. Underutilized below-grade spaces now attract pedestrians and tenants alike, offering versatile environments for work and social engagements.
We invited the cityscape into the building’s core, creating a more fluid and dynamic streetscape experience. Redesigned entries not only solved accessibility challenges but also addressed the complexities of the street-level elevations, where previously stairs and landings were encountered immediately upon entry.
Strategically redesigning two lobbies and introducing modern amenities such as a social stair, conferencing facilities, and a rooftop terrace was instrumental in fostering connectivity and community within the building. These enhancements were complemented by a thoughtful material palette inspired by New York City’s urban textures, ensuring a cohesive visual identity from street level to skyline.
A standout feature is the large mirrored ceiling above the social stairs, which amplifies energy and street-level presence, enhancing the dynamic projection of street activity into the amenities below.
The transformation of 360 Park Avenue South represents more than a physical renovation; it embodies a reimagined urban ethos that celebrates connectivity, community, and the vibrant spirit of New York City. Through strategic design interventions and a commitment to enhancing the user experience, we worked closely with BXP to position this historic address as a premier destination in the heart of NoMad, contributing to the ongoing evolution of its dynamic neighborhood.
